Landlord redecoration

A vacant tenancy creates an opportunity to review the whole decorating instruction. Start with the check-out condition and the surfaces that need attention, then agree the work around repairs, cleaning and the next occupation. A clear room schedule is more useful than a request to freshen everything.

Turn the condition record into a painting scope

Use dated room photographs to identify marked walls, damaged finishes and areas whose condition needs assessment. Distinguish decorative wear from a defect that requires another instruction first. List ceilings, walls, doors and other joinery separately for each room. If only selected surfaces are included, record their boundaries clearly. Responsibility for tenancy condition or deductions remains outside the decorating brief and should not be inferred from it.

Check what can be retained consistently

Provide any reliable product, shade and sheen records for existing finishes. Discuss whether a limited repair or a complete surface repaint is appropriate after inspection; do not assume an old colour name guarantees an invisible local match. Identify furnishings and appliances that will remain. Their protection, movement and return should be agreed with the person managing the property before the working sequence is fixed.

Put the other visits in order

Share the proposed dates for maintenance, inspections, flooring work and cleaning. Establish when the rooms will be available, who holds the keys and which contact can approve a change if a defect is uncovered. Where the property shares an entrance, include the building’s access conditions. The repaint should be discussed as one part of the handover sequence, with enough information to avoid conflicting visits.

Close the instruction with a room-by-room review

Arrange for the owner or appointed agent to review the completed surfaces against the agreed list. Record any outstanding item and keep the chosen finishes with the property information. Confirm when cleaning, replacement furnishings and occupation can follow the specified coating requirements. If a proposed tenancy date is already fixed, state it at enquiry stage so the scope and feasibility can be discussed without an assumed completion promise.
